Repairing or servicing an existing garage door is not building work in WA. Drum springs, torsion springs, cables, curtains, motors, openers, guides, tracks, rollers, remotes and panel swaps all fall outside the registration requirement.
So if you're told a registered builder is needed to re-tension your roller door, that's not right.
Under the Building Services (Registration) Act, building work valued at $20,000 or more must be carried out by a registered building contractor. Below that figure registration isn't required — though a building permit still may be, which is a separate question.
Two different tests, commonly confused: registration is about who does the work, a permit is about whether the work is approved.
Cutting a new opening, widening one, or altering the lintel or supporting structure is building work whatever it costs, and generally needs a permit from your local government.
The test is whether the building changes — not whether the door does.
